Decorative flake flooring is a coating system with coloured vinyl chips broadcast into the resin while it is still wet, then sealed under a clear topcoat. The result is a seamless floor with depth and texture rather than a flat painted surface, and one that hides the everyday marks a solid colour would show.

The flake broadcast leaves a subtle profile underfoot with noticeably more grip than a smooth gloss floor. Where a space needs more, a grip additive goes into the topcoat.
Flake builds real thickness into the system and the clear topcoat above it takes the wear. That combination handles dropped tools, rolling loads and hot tires far better than a thin single coat.
Sealing flake under polyaspartic keeps the blend reading true where daylight reaches it, instead of ambering the way unprotected epoxy does. It also cures quickly, shortening the disruption.

The build-up runs in four stages, each depending on the last. The slab is diamond ground to open the concrete and give the coating a mechanical key. A pigmented epoxy base coat goes down next, and while it is still wet the flake is broadcast into it by hand until the surface is covered.
Once cured, excess flake is scraped and vacuumed back, leaving a rough profile. That surface is sealed with a clear polyaspartic topcoat, usually two passes, which fills between the chips and produces the level surface you walk on. The flake sits inside the system rather than on top, so it cannot wear off.
Flake comes in blends rather than single colours, and the blend does most of the design work. Greys, blacks and whites suit most garages and workshops: they read clean, coordinate with any wall colour and disguise dust. Warmer earth blends suit basements and living-adjacent rooms, and accent blends work where a floor is meant to be noticed.
Chip size changes the character too. A larger chip gives a bolder, terrazzo-like read; a smaller chip produces a finer texture. We bring samples so you can judge blends at full scale in your own light.
In homes, garage flake floors are the most common request, and the same system suits workshops, basements and mudrooms. Coved edges are worth considering in wet areas, since turning the coating up the wall removes the seam where water collects.
Commercially, flake epoxy flooring works in showrooms, salons, veterinary rooms, breweries and kitchens. The texture helps underfoot, the seamless surface meets hygiene expectations, and the pattern hides traffic marks. Where a room must return to service quickly, a polyaspartic flake flooring build-up shortens that window.
Every floor starts with diamond grinding rather than an acid wash. Grinding strips existing sealers and opens the pores of the concrete, giving the base coat a profile to grip. Acid etching cannot achieve the same result, and no topcoat compensates for a bond that was never established.
Grinding also reveals what the slab is doing. Cracks are cut out and filled, spalled areas patched, and control joints treated as moving joints rather than coated over. Handling that first is the difference between a floor that stays intact and one that telegraphs every defect.

We mechanically diamond grind the concrete to remove contaminants and open the surface profile. This is the step that decides whether a floor lasts, and it is never substituted with an acid wash or a chemical etch.

Cracks, joints, spalls and surface imperfections are repaired before any coating is installed. Defects left in the slab telegraph through the finish, so they are resolved first.

Industrial-grade epoxy and polyaspartic systems are applied to specification — correct primer, correct build thickness, correct recoat window, monitored throughout.

Every floor is inspected for consistent coverage, cure and finish before handover, along with the care guidance that keeps it performing.
